What kind of passive real estate investments do we look at?
All kinds, including private partnerships, private notes, real estate syndications, real estate equity funds, and secured debt funds.
Any club member who wants can invest with $5,000 (or more if you want). Compare that to the $50,000 – $100,000 you’d otherwise need for passive real estate investments or a down payment and closing costs to buy a property yourself.
And no, you don’t need to be an accredited investor to participate.
We form a joint LLC and bank account for each new investment. Participants all become partial owners of the joint LLC with full voting rights and tax advantages. You receive a K-1 tax form each year (usually showing paper losses from depreciation, even as you collect cash flow).
